Once we receive a fully ratified contract, Title-C, LLC will assign a dedicated closing team as your main point of contact. They will keep you informed throughout the process and address any questions or concerns you may have.
Our experienced abstractor, underwriter, and attorney will conduct a thorough title abstract and examination. They will identify any title issues affecting your property rights and promptly work on resolving them while keeping you updated.
Your closing team will initiate communication with your lender, realtors, homeowner’s association, and insurance company to gather necessary information. They will also collect payoffs and invoices associated with the closing, such as mortgage payoff, lien payoff, inspection fees, etc.
Your closing team will provide you with updated figures regarding cash to close or proceeds and inform you about the closing appointment time and location. You will receive a closing disclosure or settlement statement in advance for your review.
At the scheduled closing, you will meet with an attorney who will guide you through the review and signing of lender and legal documents. This is an opportunity for you to ask questions and gain a clear understanding of important aspects such as your loan and title. You will receive copies of all signed documents, along with post-closing instructions.
Our team will handle the recording of your deed, mortgage, survey, and other relevant documents. They will also manage the disbursement of funds, including payments for invoices, recording fees, payoffs, and proceeds.
After closing, you will receive the original deed and final owner’s title insurance policies, if applicable. Our closing team will remain available to assist with any post-closing inquiries you may have.
